How much does basement waterproofing cost in Barrie?

Interior drainage runs $95 to $145 per linear foot, so a typical two-wall job is $5,200 to $8,000 and a full bungalow perimeter is $10,500 to $16,000. Exterior excavation is roughly double per foot. Foundation crack injection is $350 to $900 per crack. Most houses need one or two walls treated, not a full perimeter.

Why does my basement only flood in March?

Because Barrie is a snow-belt city with frost to about 1.2 metres. When the snowpack releases, the ground beneath is still frozen and cannot absorb it, so the meltwater runs across the surface and down the backfill trench around your foundation — which is the loosest soil on your property. It is why a basement dry for fifteen years can flood in one particular spring, and why it happens without rain.

Is interior or exterior waterproofing better?

They solve slightly different problems. Interior drainage manages water at the footing and keeps the basement dry for roughly half the cost. Exterior stops water reaching the wall at all and additionally protects the wall itself, which matters when the wall has structural issues or needs repair anyway. For the cove joint seepage that dominates in Barrie, interior is usually the right answer.

Do I need waterproofing or a backwater valve?

Water along the base of the walls is groundwater and needs waterproofing. Water coming up through the floor drain, especially with an odour or after a short intense storm, is sewer backup and needs a backwater valve. They are different problems and the wrong fix does nothing. If you are not sure, that is exactly what the assessment is for.

Will you quote a full perimeter system?

Only if you need one. Water enters where the grade, the downspouts and the soil send it, which is usually one or two walls. A company that quotes a full perimeter on every house is selling a product rather than diagnosing a problem, and that is a large part of why this trade has the reputation it does.

Is the warranty transferable if I sell?
